The client sought to market this pre-construction distribution center to a targeted buyer using brand-specific details. In reviewing the Virtual Reality tour, numerous design changes were addressed, reducing the need for change orders and cost adjustments.
Design Phase Refinements
After reviewing a virtual model based on their initial designs, the developer recognized the need for several design changes in order to make the units more marketable
The client needed to address site objections during the approval process. A property video tour using the virtual model was created to dispel concerns over sightlines from the abutting residential properties, ultimately expediting the approval process.
IPA – Latitude (Student Housing)
The client needed to market and pre-lease the units of this large student housing complex while the building was under construction. Using only the Virtual Tour, they pre-leased 93% of the units. Students noted it looked exactly like it did in the Virtual Tour.
Crossings Heritage (Condo)
This client used the virtual model to create all of their marketing content including website, renderings and social media campaigns. The marketing campaign depicted all customizable options, resulting in a 95% pre-sale rate and deposits on 80% of Phase 2.

The Stacks (Car Condos)
The Virtual Reality Tour of this luxury car condo complex was used to finalize capital commitments and start the marketing and sales process pre-construction. Multiple designs of each unit helped accelerate prospects' buy decisions.
This landlord representative was seeking an alternative to market an outdated space to three different, but viable tenant sectors. The PIX model was used to visualize the space for retail, medical and office thereby broadening the target market and expediting the leasing process.
This client needed a way to showcase the future state of this property which was an abandoned and run down building in the historic district of Detroit. Unable to show the current state of the property, they turned to PIX and were able to pre-lease nearly 40% of the units within 2 months of starting the renovation
Reconfigure and Reposition
Trek (Regional HQ)
The anchor tenant in this building was looking to relocate and build a new regional HQ. Using a PIX Virtual Tour, the owner was able to convince the tenant that the existing building could be re-demised and rebranded, turning an exiting tenant into a buyer.
Exxon sought a proactive way to ease employees' transition to a Regional Headquarters being constructed with a new work environment design and be immediately productive when it opened. The PIX model enabled the client to accomplish their goals.
